I have a home in TX, USA that I have been renting to a friend who has been living there since February 2020. We arranged for a sweetheart deal on both our parts. They got the home at the rate of the monthly mortgage allowing for drastic savings on monthly rent costs (rental comps are 1k+ higher than the rate of the mortgage). My benefits were not being financially responsible for any damage, repairs, maintenance, etc.
The friend moved out on the 20th of the month (May 2023) and I had a walk-through with a prospective tenant tonight the 29th. I received a video of water coming in through the ceiling/light fixture in the garage. There have been other walkthroughs with no notice of water leaking, it is pouring rain at the time of the video. The video also shows the sheetrock bowing and falling away from the ceiling. This amount of damage could not have occurred over 9 days.
We signed a lease with a clause that included " Tenant will incur all costs associated with repairs and maintenance of the house, regardless of cause, to include, but not limited to, A/C system, water heater, and appliances. "
I completed a walk-through in March 2023, and there was no damage at that time, and the conversation about coming to check on the house is documented in text messages.
Since the water damage is most likely due to wear and tear (confirmation of issue/cause pending) outside the home I don't anticipate my dwelling policy covering the damage. I am hoping that due to their negligence in not advising me of the issue (most likely to avoid paying for the repair), I have some hope of recourse. Can anyone help me know what steps to take, assistance in the form of advice, etc?

| I just bought these flowers and planted them yesterday afternoon. Had no idea we were going to have a little hail storm a few hours later. These are pentas, angelonias, lobelias, and osteospermum. They were beautiful and full of blooms before the hail. I'm devastated. My question is, how best to move forward? Should I cut them back a little, try to get just the damaged parts off, or cut them all the way down and see if they'll regrow? Or do they need to be replaced completely? I have very little patience so I hate the idea of cutting them back and waiting for them to grow and start blooming again. But I also hate the idea of spending money on all new plants. Hi all,
Last month, I found out I needed to travel last minute for a work obligation in Canada, so I applied as a first-time passport applicant using the expedited service and all the overnight shippings available. My travel date is this Friday, June 2nd and I still haven't received my passport. I am wondering if it is plausible that I will get a passport by my 6am flight on Friday. Here is my timeline:
4/23 - applied in person at passport agency
4/25 - documents received by passport processing office (locator 55 - Dallas, TX)
5/10 - contacted my senator with all the documents, informed me she would send an urgent request in for me 2 weeks before my travel date
5/19 - emailed me saying she had put in an urgent request
5/22 - called the passport office line, said they had also put in an urgent request and noted my travel date
Been calling every morning at 8am, but no appointments have been available. I also sent emails to my other senator and congressperson. I filled out all their privacy forms and submitted my travel itineraries.
I plan to call all their offices tomorrow and hope they can get me an in person appointments. Is there anything else I should be doing? Is there any hope for me or should I cancel my work trip?
