My building sold & new landlord has a new lease with some language I want to be sure that I understand. He is notorious here for not being a great person, pushing off anything he can & basically a slumlord, so I just want to be clear what I am signing. Located in the USVI & the local gov't site regarding tenant/landlord equates to 6 bullet points... not helpful.
I called multiple attorneys in the area & of those that replied, they only represent Landlords - not Tenants, so I am still trying to find a local attorney to advise.
Can someone explain it like I'm 5, please?

• The Tenant hereby subordinates this Lease to any mortgage(s) or encumbrance(s) which the Landlord may have placed, or which may hereafter be placed, upon the premises; and the Tenant hereby agrees to execute, on demand, any instrument which may be deemed necessary or desirable to fulfill Landlord's obligations under any such mortgage(s) or encumbrance(s), whenever made or recorded, in order to make said mortgage(s) or encumbrance(s) superior to this Lease.

Does this mean that he could have taken a 10 year variable APR mortgage on the building and he could increase our rent mid-lease?

• In the event the Tenant shall become in default in the payment of the monthly rental provided for herein, or if Tenant shall fail to cure within three (3) days after written notice from Landlord of any nonrent default hereunder, the Landlord shall have the option to terminate this Lease, or any extension thereof. In the event of termination by Landlord for either a failure to pay rent or to cure a non-rent default, no notice other than the minimum required by Virgin Islands law shall be given. The termination notice required for a failure to pay rent shall be three (3) days. Upon receipt of such notice, the Tenant will forthwith peaceably and quietly vacate the premises and return possession thereof to the Landlord. Should the Landlord be compelled to commence or sustain an action at law or equity to recover possession of said premises, the Tenant shall pay for all costs in connection therewith, including a reasonable fee for the attorney of the Landlord. If Tenant Fails to perform any other obligation under this Lease, or declares bankruptcy, the Landlord may terminate the Lease in the Landlord's sole discretion.

USVI Notice to Quit is 30 days in advance. In another part of the lease, rent is due on the 1st, with daily charges incurring after the 6th. Could he give us a termination letter on the 2nd?

• Tenant shall look only to Landlord's interest in the Property for the satisfaction of any of Tenant's rights or remedies hereunder. Neither Landlord nor any employees, officers, stockholders and/or directors of Landlord shall have any personal liability under this Lease and no other property or assets of Landlord shall be subject to levy, execution or other enforcement procedure for the satisfaction of Tenant's rights or remedies under this Lease or Tenant's use or occupancy of the Premises.

Wut? I'm supposed to only care about his interests if there is an issue? What does this even mean?

• Tenant shall also obtain and keep in force during the term, with copies of policies or certificates therefor to be delivered to landlord, general liability and property damage insurance in a form acceptable to Landlord naming the Landlord as an insured and providing coverage of not less than $500,000.00 per occurrence and $1 Million Dollars aggregate limits with reasonable deductibles.

Is this even legal to ask us to take out a policy naming him?? So, he doesn't have to hold insurance if someone gets injured, but all of the tenants have to get a policy naming him?

I'd be working under him - we'd have the same job but he'd have the "senior" position and would be responsible for my training and supervising and assigning my work. Newer homeowner here - not very experienced in home improvements, but I'm willing and hoping to learn.
My home office is in a bedroom that has access to our attic. This room gets 4-5 degrees warmer than all the other adjacent rooms and I suspect that one factor is that hot air seeps out of the attic and into this room, so I'm trying to figure out how to stop that from happening.

House details: Built in 2010. Located in Sacramento, CA.
My thought is that for starters I can add some weather stripping. Does the type of weather stripping matter? I was just planning on grabbing some foam weather stripping - not sure if there's something else I need to look for.
Secondly, googling has shown me that you can buy attic entry insultation covers that look like they're made out of those reflective car windshield sun shades. I'd get one of those in a heartbeat and place it at the top of the entryway, but unfortunately it looks like all of those are built for much larger attic entry ways: 25" x 54". My attic entry is 22" x 32". Not sure if I can just get the larger size and bend it / staple it down well??
Lastly, I've seen some Youtube videos of people that glue some sort of thick insulation foam board to the back of the attic cutout. I'd need to figure out how to scrape off all this old insulation so the glue could stick, but I'd be willing to give it a shot if y'all think it's worthwhile.

• open a cmd in the depot downloader folder and run the command below (obvs change username and pwd, these are needed to authenticate with steam to get the content)

• the tool will ask you for Steam Guard code if you have it enabled

Tricking Steam

• locate "appmanifest_218620.acf"
• this file should be in the steamapps folder than contains your Payday 2 install
• open with any text editor, and change the value of "StateFlags" to "4"
• Save the file and make it read only
• This should stop steam from thinking it needs to update the game.

Hi all,
I'm an IT manager with a background as a Sr Sys Admin. I'm at a company with 200 users, 3 physical offices, plus about 40 small satellite locations across the west/central US. I currently do not have internal staff, just a couple of small MSPs that are not cutting it and on their way out.
Our plan is to hire a helpdesk/support person (one to start with for now). I can cover them if/when they go out on PTO. What I won't have is a backup for me, for the higher level stuff like on-prem servers, M365 admin, and network related equipment (basic stack, Meraki, Unifi, Cisco, etc).
I'm looking into perhaps an MSP or similar company that could potentially fill in for me if/when I'm out, in case something comes up with items the helpdesk person can't handle. We would only need them to step in during my absence, if something goes wonky.
Looking to this community to see if you have any recommendations for companies that might do something like this, maybe on a retainer or prepaid block of hours, not a full managed service (or even co-managed) provider...preferrably with physical presence in CA, CO, NV, and AZ, as the C-suite has requested that this provider be able to come on site in short order in case they need to..

So I'm moving TX to DC, and I don't have much to move (no furniture, mostly clothes and office/kitchen stuff) so I'm shipping. I want to use Pirateship to get lower rates, and it looks like UPS is the best option. However, there's a specific day I am able to get the boxes, and I know I can't schedule a delivery that specific. So is it possible for the boxes to be shipped to a UPS location to be picked up once I'm in town? I know FedEx does this, but idk about UPS.

It's been 3 years since I graduated from college. And I have been feeling very lonely since then and it's only getting worse. I was a part of a big gang in school days but I was friends with only 4-5 people. It always takes more time for me to connect with people, and I usually don't chitchat. Once I entered the college, I met new people, got whole new perspective, cultivated new habits and also I got out of touch with most of my school friends(except 2) as I couldn't find much things in common with them. Enjoyed the 3 years of college life pretty well with college friends. But after that everyone drifted apart, either they live very far away, or got busy with their own lives, I occasionally speak with one or two over a call. I have been working remotely for the past 2.5 years and around 2 years as SAP ABAP developer(I hate it af) in a shitty project for below average pay(just bcoz I'm not an engineering graduate :/). All my team mates are from different office location, so I still feel lonely even if I go to office. I was hoping to do post graduate in Canada and was preparing for that, but then due to the messed up healthcare system over there and someother family issues, I dropped the plan. I'm struggling with moderate-severe anxiety and depressive disorder for the past 8 years and only diagnosed it 3 years ago, since then taking meds for that and taking therapy more than an year. We lost 2 family members in the last two years, my dad and my sister's husband (pretty young tho) one after another. It took a big toll on my mental health and it made me to take more responsibilities as a only man in the family of 4 women(mother, 2 sisters and a niece) in the early 20's. And I also have an unresolved childhood trauma (discrimination). All these things only worsened the depression and anxiety(along with loneliness) after college days despite of taking treatment(changed meds, docs.. nothing worked much). No meds or therapy would help in a long term if the environment, situations and other things in life are fucked up.
I'm trying to upskill myself in fullstack development and apply for new jobs. But I don't get any motivation to learn at all, as I don't see myself happy with good social life in the future. What's the point of earning good money if I won't be happy, eh?
My sleep schedule is fucked up. Nowadays I have no desire to wake up in the morning. I wake up 5mins before the morning status call, attend and then sleep the whole day(I don't have much work currently).
I'm a hardcore movie buff and a gamer too(story games), but nowadays I find myself guilty or don't get much interest to indulge in those activities. The feeling of being lonely/depressed doesn't allow me to enjoy other activities I usually do alone. I go to gym with my cousin on and off, helps a little. Tried meetup app, doesn't really have much good events for people with my age group.
How do you guys cope up with loneliness after graduation? I'm down to any meetups or anyother activities like gaming(open to try multiplayer games too), to catch up a movie or just a casual social meetup. Any communities in discord would also help.

I have seen a few websites and services that do similar things, but none work quite the way I want. I would love some input about how to do what I am looking for.
The goal is to have chatgpt take inputted non identifying information about a counseling session and generate a structured progress note about that session. I want it to work in multiple steps by asking mental status exam questions one at a time (appearance, speech, affect, mood, behavior, thought), and then I want it to ask the session location, then who is present, and then details about the session. Finally, I want it to take all that information and compile a structured note.
The last step is easy. I can manually type all that information in and have it output the note. What I really want is the step-by-step process, though. The mental status exam could have the user select numbered options for each category to save typing. Same could be true for location (1. office, 2. online Telehealth, 3. other (enter)). Same for who is present: 1. client, 2. therapist, 3 guardian (specify), 4. third party (specify) - so it would ask who is present and I could respond "1 2" and that means client and therapist.

I am struggling with how to get this step-by-step format down. I considered having a website that you can check boxes for the content and have it sent to chatgpt to be made into the structured note, but I have no idea where to begin with that. Any tips on this?

You're a low level enforcer for Gus Fring and you run around Albuquerque intimidating and taking out smaller gangs. Tyrus is in the game as your characters main quest giver. You also experience certain events from BCS and BrBa from a different perspective and maybe some minor retconning here and there as your character is inserted into specific scenes or scenes that are implied to have happened but were never shown from the two shows. Maybe a flashback to the beginning of Gus's empire at the start of the game, where you play as Gus.
The finale could be your character picking up the pieces of Gus's fallen empire and somehow taking everything back (Something akin to Scarface The World is Yours). Oh and yes, character customization is available.
Maybe a mission involving eliminating any of the members and associates of the Cartel that are still alive. Call it "Zafiro Añejo Aftermath" or "Purging the Cartel".
You can play as Gus in flashback at certain moments throughout the game. Switches perspectives/stories like the Godfather part 2 film.
Missions with Mike (Banks is also a talented voice actor as well).
Maybe be involved in the killing of Arturo.
Unlock achievements by visiting show locations.
When you enter Gus's office during the story (not a mission location, just an Easter egg), you unlock the achievement "I need to see your balls".
One Easter egg could be that you will occasionally see the dissappearers vehicle driving along the road. Maybe in an undisclosed location, you can find his card and when you pocket it, you get the achievement "Need A New Dust Filter".

Saul's office is available to visit, but you can only get to the lobby as he will always be "with a client". Francesca will death stare you during your entire visit.
Saul's ad will constantly play on the tv's found throughout the game.
A wayfarer 515 ribbon will be available in the customization menu after the completion of a certain chapter in the game.
Music from both shows will play on the radio during driving sessions (Baby Blue, Crystal Blue Persuasion, Something Stupid, Al Compás De Mi Caballo etc.)
Fallacies will also occasionally play on the radio (By Jesse and Badger's band Twaughthammer)
When you complete your first assassination mission, you get the achievement "Full Measure".
An escape mission that takes place after Gus's death where you are to flee from the heat.
A missing poster can be seen at a certain point in the story (as well as reports on the radio) for Howard Hamlin.
At some point in the story (very briefly), you will be able to see Jimmy's JMM billboard.
Casa Tranquila is available to visit but the interior is not accessible to the player.
Madrigal Electromotive is a hub location and Lydia is there, she can give the player a few side missions to complete in between the main story.
For most of the game, Lavandería Brillante Industrial Laundry is available as the main hub. Superlab is only accessible prior to the breaking bad timeline section of the game (after it is built - s2 and 3 of BrBa as to not make players wonder where Walt and Jesse are if it's always empty).

Saul's office is available to visit, but you can only get to the lobby as he will always be "with a client". Francesca will death stare you during your entire visit.

For most of the game, Lavandería Brillante Industrial Laundry is available as the main hub. Superlab is only accessible prior to the breaking bad timeline section of the game (after it is built - s2 and 3 of BrBa as to not make players wonder where Walt and Jesse are if it's always empty).
A mission where you assist Mike in overseeing the construction of the Superlab (with the new crew).

I sent my application in for a new passport on 04/13/2023 and was received by locator 42 on 04/17/2023. I paid expedited for 7-9 week processing time. I sent in my citizenship, birth certificate, and everything that was needed.
I have a flight on 06/18/2023 and I called the 800 number on Monday and they said “We will contact them and if you don’t get an update by Friday, call us back on Monday”… On Tuesday I reached out to a local congressman and informed them about my situation and they sent in an inquiry on my behalf the same day 06/06/2023.
I called the New Orleans office yesterday, and a nice lady informed me that they have over 2000 emails and they are still working on march applications, but she also told me not to worry and I don’t need to reach out to any congressman and that I will get my passport on time.
It’s still saying processing today… Is there anything else I should do? Or just sit and wait? 10 days left for my flight…
