Hi All. I just moved here about a year ago and am starting to look at buying a home/condo. I've looked at a few places and property taxes for a 1000 sq ft home is $3400-4000/year (!?) Holy smolies! I pay $1300 for my 850 sq ft Calgary condo. So, is this an Edmonton thing, or am I looking for a home in the wrong area of the city? (Ritchie/Hazeldean). Also, commiserations if these are normal property tax prices.. I'm going to have to adjust my budget.

Hi guys. Visiting Shenzhen from a South East Asian country for the whole month of June. Already been to Hua Qiang Bei, Dong men. We went to Luohu Commercial City yesterday too. Sellers there speak pretty good English.
I wanted to buy some original electronics. For example Xiaomi ip camera, samsung galaxy watch, Google pixel (maybe not new found in China).
Though I've been to Hou Qiang Bei for two hours, I couldn't find a single place where I could get these products. So any suggestion would be welcome.
Also, need suggestions for tourist spots.

Backstory: My grandmother needed to move in with my mother, neither could pay for my grandmother’s current house. My husband, myself, and our Son moved in and took over the mortgage, insurance, and upkeep/improvements because we got more room for the same price. The terms being that I keep the house payments/insurance current. My grandmother dies less than a year later and my mother loses her house to foreclosure. She moves and asks me to continue to keep my grandmothers house current and when we sell, I will get half of the sale. Now: 8 years later, my son killed himself in the house, I needed to move asap. My husband and I got a new home. My mother is alongside us, advising us using the money we will have after we sell my grandmothers house. After 3 months, I asked when I would get my half, she slammed the door in my face.
I paid the lawyer fees so her power of attorney privileges could evolve to selling the property. She actively gave me advice while buying the new house that depended on having that money. She has never been able to hold a job, that’s why I believe she has done this. She immediately quit her job and started a small online business selling cards and stickers.
Any suggestions?

2023.06.09 03:44 IT_Geek_Programmer Would Penn Central have survived if SCOTUS had ruled in favor of Penn Central in Penn Central Transport Co. Vs. New York City?

The case started before Penn Central went bankrupt and could not continue to maintain Grand Central Station. When PRR and New York Central were merging, at the same time they came up with an idea of creating another source of revenue by either creating an for lease office building taller than Empire State Building on top of a new Grand Central built on the same spot. There was also a structure plan B, where they just destroyed half of the terminal, keep one half as a terminal station and the other as a for lease office building. New York City rejected both ideas and stated that it was a landmark and thus construction or major exterior modifications was not allowed. Penn Central argued that by New York City Historical Preservation Law at the time, it was entitled to a reasonable return on the value of its property, whereas in the existing condition, Grand Central Terminal could not break even, and thus it was entitled to compensation from New York City for losses on the property.

Throughout my whole undergrad I was working in Manufacturing Ops and I overall loved it but I didn't like being on site. When I graduated, my husband, also an engineer, went to automatically Manufacturing Ops and I on the other hand had multiple offers, including one in Commercial Ops as a Sales Rep. I accepted an offer for 65K base, 20K commission base (up to 40K), company car, lunch stipend, gas, parking payments etc. Total comp is probably ~100K.
Thing is I am so bored. I miss engineering and working on project development, the overall growth culture of Manuf Ops. I'm the only engineer in the Affiliate, so I'm sure that's one of the reasons. I see the work my husband does and I usually help him with his work issues/ideas, and I feel so envious sometimes.
I have an offer for an entry level Leadership Program at a different (but better biopharma) that rotates talent throughout multiple areas and accelerates development. Thing is I am so bored. I miss engineering and working on project development, the overall growth culture of Manuf Ops. I'm the only engineer in the Affiliate, so I'm sure that's one of the reasons. I see the work my husband does and I usually help him with his work issues/ideas, and I feel so envious sometimes.
I have an offer for an entry level Leadership Program at a different (but better biopharma) that rotates talent throughout multiple areas and accelerates development. Some people that graduate from the program end up in management roles 1 year after the program ends. I would absolutely love it, but I'd be receiving a substantial pay cut. It'd be $31.25/hour, eligible for double overtime, 30 min commute, 8% annual performance bonus, 9% 401K match, etc. The company has a ridiculous compensation plan though, and the higher you rise, the bigger it gets. So in theory, I'd for sure be making more, long term.

My husband and I have the opportunity to purchase commercial property, it is a large shop in a rural area that would be prefect to expand our small business. The current owner ran a body shop here but is retiring and selling - he wanted to keep it as a body shop but no one is biting so he’s giving us the option. I’m wondering how do I figure out if the price is worth it? He’s asking $300k for the property and business but the assessor has a valuation of $130k. We would be running a completely different business in the shop so I don’t feel that we should have to pay asking price but there is a big difference between what the assessor is saying and what they’re asking. Does anyone know how I could come up with a more reasonable number?

From their release today
We downgrade our economic forecasts following the change of RBA call
■ We forecast GDP growth to be 0.7%/yr at Q4 23 and 1.9%/yr at Q4 24.
■ Broadly flat real household consumption over the remainder of 2023 sits at the heart of our forecasts for the economy to grow significantly below trend and be in a per‑capita recession for the remainder of this year.
■ We put the odds of a recession in 2023 at 50% as the lagged impact of the RBA’s rate increases continues to drain the cash flow of households that carry debt.
■ We expect the annual rate of inflation to decline to 3.8% by late 2023 (our forecast is for underlying inflation to be 3.6%/yr in Q4 23).
■ We expect the unemployment rate to grind higher over 2023 to end the year at 4.4% and to be 4.7% by mid‑2024.
■ Our economic forecasts are conditional on one final 25bp increase in the cash rate in Q3 23 for a peak this cycle of 4.35%. They are also conditional on 125bp of policy easing in 2024.
■ Monetary policy is now deeply restrictive, which means by definition the economy will slow materially from here. A recap of our updated RBA call
Earlier this week we updated our RBA call in light of the 25bp rate hike at the June Board meeting, RBA Governor Lowe’s speech today and the Q1 23 national accounts.
We now expect one further 25bp increase in the cash rate for a peak of 4.35% and see it most likely at the August Board meeting. The risk is a 25bp rate hike earlier in July. There is also a risk of 25bp rate rises in both July and August, which would take the cash rate to 4.6%.
We also pushed out the timing of the start of rate cuts from Q4 23 to Q1 24 – we expect 125bp of easing in 2024 (50bp of rate cuts in Q1 24 and 25bp of easing in each of Q2 24, Q3 24 and Q4 24, which would take the cash rate to 3.10% at end 2024).

Our updated RBA call means that we have downgraded our assessment of the economic outlook.
Tighter monetary policy means weaker economic growth
Previously we expected GDP growth to slow to 0.9%/yr in Q4 23. That forecast was conditional on a peak in the cash rate of 3.85%.
As a result of our change in RBA call we have downgraded our forecast for GDP growth to 0.7%/yr in Q4 23.
With annual population growth expected to be ~2.0% in 2023, we expect Australia to be in a per‑capita recession over the year (recall that per‑capita GDP growth was negative in Q1 23 – see here).
Household consumption grew by just 0.2% in Q1 23. But the detail highlighted the current tough period for many households.
Growth in essential spending increased over the quarter (1.1%), while discretionary spending fell by 1.0%. It is no wonder consumer sentiment is sitting in the doldrums. We expect consumer sentiment, as measured by the Westpac/MI survey, to sink further in June when the data is published next week (13/6).
Our expectation is that real household consumption is essentially flat over the rest of 2023. Against a backdrop of 2.0%/yr population growth that implies a solid negative fall in consumption per capita. Indeed it would not surprise us to see a quarter or two of negative growth in total household consumption.
Monetary policy works with a lag. Only around half of the RBA’s already delivered 400bps of policy tightening have hit the household sector. As the lagged impact of rate rises continues to hit home borrowers mortgage repayments will rise to a record high as a share of household income (see facing chart). This will have a negative impact on household consumption.
Nominal income growth will continue to be supported by wages growth, which we expect will lift to 3.9%/yr in Q3 23. But this will not be enough to offset the ongoing drag on the consumer from rising mortgage repayments.
An expectation that rental inflation will continue to lift will also hit the large number of households that rent. While rents are effectively a transfer payment within the household sector, many investors will be faced with higher mortgage repayments. So a good chunk of the money transferred from tenants to landlords will exit the household sector (note that the Government also taxes rent as it is considered income to the landlord).
What about the savings?
A large stock of savings were accrued during the pandemic. But the savings were not distributed evenly. As the facing chart shows, the bulk of the savings amassed during the pandemic sit within the older cohort of society.
We do not expect this demographic to draw down on their savings swiftly. Rather they are likely to spend these savings in a protracted way over many years. The upshot is that we do not anticipate a speedy injection of the accrued savings back into the economy.
Households as a collective tend to draw down on savings when they are feeling positive about the economic outlook. That is not the case right now. The anxiety being felt in the household sector as a whole is showing up in very weak readings of consumer sentiment – historically consistent with a major negative economic shock or recession.
The savings rate fell to a below‑average 3.7% in Q1 23. It can fall further. Based on our forecast profile for household consumption and household disposable income, we expect the savings rate will hit a floor of ~2.5% in H2 23.
Weaker growth means higher unemployment
Our downgraded assessment of economic growth means we mechanically upwardly revise our forecast for the unemployment rate. We see the unemployment rate increasing to 4.4% by end‑2023.
It is likely that measured productivity growth will stay weak over coming quarters as there is a lag between slowing economic activity and rising unemployment.
Initially firms will keep workers on the books as demand slows. This weighs on measured output per hour worked. Output (i.e. production) slows faster than the demand for inputs (i.e. labour). So productivity remains weak and unit labour costs stay elevated for a period of time. But this dynamic does not last indefinitely.
Once demand has slowed for a sufficient period of time some firms will respond by decreasing the hours they require their staff to work. A reduction in headcount also occurs. This is expected to happen in the discretionary parts of the economy where spending is forecast to contract. These outcomes are being engineered by restrictive monetary policy in order to drop the rate of inflation.
1Business investment still looks good
The most recent capex survey was a decent one. Investment intentions were firmer than we anticipated. But not all strong data is bad data just because the objective is to drop inflation. Indeed firmer capex plans should be welcomed.
Business investment lifts capital deepening (where the capital per worker is increasing in the economy). This improves productivity (output per hour worked). There has been a lot of focus lately on weak productivity in the economy. So firming capex intentions are good. The RBA wants to see productivity rise. And higher investment is an ingredient required to lift productivity. In the long run business investment is disinflationary as the productive side of the economy is expanding. It also makes sense to have a decent investment outlook given annual population growth is 2%.
Our home price call is unchanged
According to CoreLogic, Australian property prices rose for a third consecutive month in May. The 1.4% increase in the 8 capital city benchmark index over the month followed a 0.7% increase in April and a 0.8% lift in March (see here).
The turnaround in property prices over the last three months has been nothing short of remarkable given the RBA has continued to lift the cash rate over that period.
In April we upgraded our home price forecasts. Our point forecast is for home prices to lift by 3% in 2023 and a further 5% rise in 2024. We have not changed this forecast despite the change in our RBA call.
The RBA recently cited home prices as feeding into their decision to lift the cash rate “services price inflation is proving persistent here and overseas, and the recent data on inflation, wages and housing prices were higher than had been factored into the forecasts. Given this shift in risks and the already fairly drawn‑out return of inflation to target, the Board judged that a further increase in interest rates was warranted.” (our emphasis in bold).
But the RBA is facing an uphill battle to change the outlook for home prices by lifting the cash rate as monetary policy tightening is behind the big drop in building approvals.
Further rate hikes reduce borrower capacity, which should by itself put downward pressure on home prices. But rate hikes also decrease the rate at which new homes will be built. This further exacerbates the mismatch between the underlying demand for housing and supply. The circularity here means we do not think our change of RBA call for a higher terminal rate alters the outlook for home prices.
There is light at the end of the tunnel
Readers may feel like there is a pessimistic tone to this note. That is understandable. Economists don’t take pleasure in downgrading the outlook for economic growth and upwardly revising their forecasts for unemployment. But there is light at the end of the tunnel.
Once the proverbial ‘inflation dragon’ is slayed monetary policy will be able to move away from a deeply restrictive setting to a more neutral one. Rate relief will arrive to the household sector in the future and we expect that to happen in early 2024.
As interest rates are cut it will free up cash for those borrowers that have a mortgage. And the demand for credit will begin to lift. As this happens economic momentum will start to pick up and the upward trend in the unemployment rate will wane. Consumer sentiment and spending will lift.
Our expectation is that the unemployment rate will peak at 4.7% in mid‑2024 before grinding back down to 4.5% in late‑2024. This is below the pre‑pandemic level of ~5.0%.
Ultimately we will not be able to hold onto all of the gains we made in employment over the pandemic. And the RBA readily acknowledges this as they see some lift in the unemployment rate as a necessary condition to return inflation to target.
But if we end up with inflation back to target, unemployment at ~4.5% and wages growth at ~3.5% by the end of 2024 then Australia will have done a lot better over the period ahead than many other economies.
There are risks of course in both directions. And the economic data coupled with the decisions of the RBA Board over coming months will give us a better sense of the balance of these risks.

Defendants are being ordered to shut down immediately and turn over their accounting records/calendars in order for the city to assess the 9% local unpaid lodging taxes, room fees along with late fees etc.. some offenders are on the hook for over 6 years of back taxes.
It’s a good time to asses whether or not it’s worth the risk.

I [24F] am an industrial engineer in the biotech industry in a LCOL and I started my career as an FTE in June 2022. Biopharma has 3 spaces generally: R&D, Manufacturing Operations and Commercial Operations. Throughout my whole undergrad I was working in Manufacturing Ops and I overall loved it but I didn't like being on site. When I graduated, my husband, also an engineer, went to automatically Manufacturing Ops and I on the other hand had multiple offers, including one in Commercial Ops as a Sales Rep. I accepted an offer for 65K base, 20K commission base (up to 40K), company car, lunch stipend, gas, parking payments etc. Total comp is probably ~100K.

One of the most daring things I ever did was get up on stage in Boston and tell jokes naked. So yeah - definitely crazy. I’m also very comfortable with how I look - and while I’m working on getting back into shape, I’m not insecure about my body. It was pretty liberating to be up there in the buff telling some jokes. I wish we could all be like that - I mean we were born naked after all. No one popped out wearing designer clothes or perfect everything. Do you think you could get up on a stage with strangers watching and tell jokes naked? I am a lifelong Eagle Scout - I felt confident enough in my skills to apply for Naked and Afraid and other survival shows - but sadly - I wasn’t picked. Maybe I wasn’t dramatic enough for them! I have several tattoos that I designed myself and have deep meaning to me. I have more planned - finances permitting. I had a dog Snickers whom I adore - I lost custody of him during my divorce. Worst case scenario is that I get another dog but I would be heartbroken. What do I want to do? So much to do. If we have the freedom to not have kids - then there is a whole world worth of travel / experiences for us to enjoy. One of the places I definitely want to go to is Easter Island with all those giant stone heads. An interesting place for sure. I’ve traveled to Canada, Mexico, Turks and Caicos, Dominican Republic, England, France and Spain. I have a two week trip planned in the fall to Portugal.
One thing I have done for fun this year is visiting waterfalls all over New England. It’s quite a bit of fun.

Does anyone have an approximate idea what the monthly price is for a hotel in the city or surrounding cities (excluding south central)? I have tried to ask for the monthly rate multiple times at some properties, but they tell me that I will need to go in person to talk to sales with an appointment, or others say they don't offer such a rate. I was looking for a rate on par with apartments, but with no long term lease. I tried corporate housing short term rentals, but those are too expensive.

At the beginning of this year my mother(62) received a letter saying we needed to clean up our nearly 3 acre country property of trash and junk. We live out in the country and where very confused. Also confused on why only my mother's name was on the letter, since the title of the house has been in my (F34) name as a quit claim deed since 2018. This was due to my father's health taking a downturn at the time and I was trying to possibly get a house trailer also put on the property as well.
Since I was working full time and mostly nights and/or days at the time, I left handling this to my mother since she had more time and energy due to being awake during the day and being retired/disabled. So I personally wasn't involved during most of this. She went to an informal hearing to our counties courthouse in Montcalm, Michigan. She told them about our situation, which is that most of the junk is left over from when my father was alive and that I have been too busy with work, and her recovering from a car accident to really get things done around the house. That the trash was one pile near the road that we had bought a waste Management trash dumpster called Bagster to put some trash in then realized afterwards that they didn't service our area after already filling it. We also have 3 old RV's in our yard that 2 are used for Storage due to the destructive tantrums my father would have while drunk and the 3rd my autistic brother and I lived in for 2-3 years before trying to get the house trailer. (Side note, Father was a verbally abuse alcoholic and neither myself or my mom had the money to try and leave the property before the quit claim deed, and afterward it was in my name, and by 2020 his drinking and out of control diabetes was catching up to him.)
After this informal hearing we was given until the end of this May initially to clean things up. With Michigan being Michigan, weather didn't really cooperate with us until beginning of May to try and get things done. We are actively working to clean up the property, and putting up privacy fences so that we can have even more time to work on getting the yard cleaned up due to both myself and my mother having fibromyalgia making things physically difficult to do. My mom called up the officer listed on the paperwork to get an extension on things, and was granted an additional 2 weeks before an inspector comes to look at our property.
We after getting the extension, get a new letter saying we are not allowed to have ANY RV on our property... We're thinking what? That can't be right, that's one of the main reasons we've lived out in the country all our lives, we've always had an RV on the property since we went camping when I was younger all over the US.
So here's where needing legal advice is coming in. We've been doing payments for the initial fine. Though recently we were looking at some of the papers and noticed that we are being fined under Greenville, MI City ordinance laws... Our address is listed under Stanton, and even then we're 8 miles outside of Stanton's township limits as well. The township, Douglas, we are listed under is all country and there hasn't been any changes to the by laws that we know of. The reason this was missed in the beginning was that my mother is also dyslexic and mostly skims to get the general gist of what the letter was and I didn't have time to also read the paperwork as well.
So we called up the court house these last two days, and asked and we're not really getting any answers about this. So could someone possibly explain what's going on and if it's even illegal what they are doing? If so, what legal next steps should we do?
Hopefully this word vomit makes sense, but I'm willing to answer more as needed.
P.S. While typing this up I'm wondering if this has anything to do with a Wind Turbine company wanting to build in our county and this is a way to get supporters of it in debt? IDK. None of this has made sense since the beginning.

Hi, I would love some help on this situation.
I (M22) and my girlfriend (F22) are a looking at renting a 2 bedroom city centre flat in the UK. The reason for 2 bedroom as we want to live with my friend (M22) who’s a student. We keep getting rejected despite him offering landlords to pay his share upfront because they don’t want to deal with students.
We’ve seen a 2 bedroom property we like again and have a viewing though the description states the 2 bedroom flat is “Suitable for a professional couple (not 2 professionals”
Now say if we rent the place with no mention of our friend on the tennancy, and let’s publicly say our friend isn’t paying us any rent (he’s just conveniently paying us £500 every month to wash his car 😉) can the landlord object to us having a guest stay in the spare bedroom for however long we want. Like how can he when we’re not ‘subletting’. It’s going to be a confusing situation and would love opinions.
