Hola. He tenido créditos hipotecarios, créditos automotrices, personales, etc y los conozco bien. Soy totalero y mis finanzas son estables.
Los créditos hipotecarios son sistema francés, o sea que si la mensualidad es de 10,000 pesos, 9000 son intereses y 1000 pesos capital y se va ajustando según pasan los meses, pero los primeros años pagas y pagas casi todo de interés.

De 7200 de mensualidad, se va 3000 a capital, 3500 a interés y el resto IVA de los intereses, o sea unos miseros 3000 pesitos a capital.
Es un robo, es un descaro, de por sí con sus tasas terribles de 16% y también se ponen en ese plan. Tengan cuidado. Son buenos coches, pero son mejores para cobrar de forma descarada.
Espero hacer aportaciones y liquidar este mismo año pero la verdad, muy mal por parte de Toyota.

Respect Kyoshi

Only justice will bring peace.

History: Long ago, the Four Nations did not always live in harmony. The Avatar, the sole master of all four elements reincarnated in each generation, was responsible for bringing balance to the world, and the world was in disarray after the previous Avatar's death. It was up to the new Avatar, an abandoned street urchin named Kyoshi, to discover her destiny and save the world.
Kyoshi went on to become a legendary figure in her 230 years of life. She trained the elite Kyoshi Warriors and the Dai Li, defended the world from conquerors and kings alike, and remained a mythic figure hundreds of years after her death.

  • Aided by the moon and a waterbender providing control, Kyoshi lifts the contents of a pond and washes it through a building to spill out the guards within

  • Sweeps a ship 100 yards out to sea and snaps the ropes mooring it to shore, then freezes it in the air with talons of ice
  • Lures Yun into arm's length to place her palm on his chest, then freezes his lungs solid to kill him

To catch you, the proverbial Gue’la reading this, up where I left off. My brave fire warriors, Supported by hammerhead gunships, broadside battlesuits had battled the Machine menace deep into the Occoro desert. The sieges against their cities were long and bloody.
In particular, urban warfare to besiege the necron tomb cities was especially hellish. due to ongoing supply problems, it was only through the work of our water caste diplomats that we were able to work with the Gue’la survivors to harvest food from the Grox pastures and grasslands nearby. Without the aid of the greater good, our empty bellies would have spelled our doom as quickly as the machines.
The necrons sent legions of their metal warriors against our broadsides and hammerheads. It was only through the deployment of our stormsurges to the eastern front with the Aeldari that I was able to shift units from the eastern front to the western drive against the necron tomb cities.
We drove deeper and deeper against the necron tomb cities. The rapid deployment of broadside battlesuits through our devilfish transports was crucial in allowing us to combat the ever rising horde of necron warriors. Yet it was our Tigershark heavy bombers that won us the day. The two tiger sharks blasted necron crescent flyers out of the sky, and dropped loads of plasma onto the necron tomb worlds.
Through a combined arms strategy of stormsurges, tiger sharks, hammerheads and broadsides, we drove the necron host back to the edges of gladius prime. As a tribute to the fallen, we founded the city of Kais on the tomb of the necron host.
With the Necrons crushed, our units began the lost drive to the west. The Aeldari arraigned a mighty host against us. I sent my group of heavy battle suits, stormsurges and riptides through a small northern land bridge that was separated by a river to the south and the sea to the north. Our hovercraft, devil fish and hammerheads crossed the river to the south, allowing us to strike against Aeldari webway portals from their southern flank. Aeldari guardians gave their lives by the dozen, autarchs rallied their wraith knights, and howling banshees sent deafening roars as seeker missiles and plasma fire mowed them down like chaff before the wind.
For the Tau’va, we fought the silver tongued liars across the volcanic wastes and into the snowy peninsula that was their final redoubt. In arctic wastes, our freshly trained Shas’la cornered the last guardians into their hovels, and drove them off of of Gladius.
With the machines turned to scrap, the Yhe driven into extinction and the liars tongues cut, we have only March north and crush the Gue’la. Which is easier said than done.

Ciao RIP, ho guardato i video che hai fatto della serie Zero to Hero (nello specifico i primi due e quello sui bond; ho saltato le options, che al momento non mi interessano, e l'operatività, che non mostra nozioni teoriche e quindi compete poco a questo post). Ormai è da un po' che scrivo il mio documento word dove integro tutte le informazioni, quindi probabile che ci sia anche qualche altro tuo video in mezzo.
Fra i tuoi e qualcuno di quelli del buon Ben (che va molto sul tecnico e mi risulta un po' difficile da capire) ho una batteria di domande senza risposta che vorrei porti. Se trovi che possano interessare per chiarire alcuni concetti dei video già publicati, ti esorto a farne un altro con le risposte a queste domande, così anche su youtube possono vederlo. Anche perchè rispondere tutto via testo è tedioso e ti spinge a non dire tutto solo per risparmiare tempo. Comunque, ciancio alle bande:

1. Visto che, a seconda dell’inflazione del momento, cambia la convenienza delle diverse asset class adatte al passive investing (bond/azioni/ecc…) è possibile che in un dato momento non ci sia alcun tipo di investimento passivo che permetta di superare il tasso di inflazione come rendimento? O è sempre possibile trovare quantomeno i bond come asset che supera l'inflazione?
2. E’ altresì possibile affermare che ha comunque senso investire nell’asset col ritorno e i costi più convenienti, al fine di minimizzare la perdita? O ci sono state situazioni documentate in cui era meglio tenere tutto in cash?
3. Non mi è chiaro quando si parla di investimenti all’estero: menzioni il fatto che tu hai una certa inflazione, ma il paese dove quell’asset è domiciliato ne ha una diversa. Qual è la correlazione? Stiamo parlando di tassi di cambio dovute alle politiche monetarie? Puoi fare un paio di esempi numerici per farmi capire?
4. Conoscere le options è importante per pianificare la propria strategia finanziaria? Ci hai fatto una live intera; non l'ho vista, ma stai implicitamente suggerendo che come investitore passivo dovrei utilizzarle? (per capire se ha senso che investa tempo nello studio di un ulteriore asset quando devo ancora cominciare ad investire)
5. Ho visto i video sull’investor policy statement, ma non capisco in base a cosa uno debba decidere; tutte quelle cose su asset allocation e filosofia, da dove le si tira fuori?
6. Guardando i video sugli spredsheet per il tracking di spese, income e net worth, ho visto che hai una marea di metodi di pagamento; ma c’è convenienza ad averne così tanti? perchè sostenere l’effort di stare a spostare soldi da uno all’altro e poi fare il tracking di tutti?
7. Cos’è il grado di copertura dei fondi pensione?
8. Da quanto ho visto tramite i video di RIP e le altre fonti da lui suggerite, sembra che gli investimenti nel mercato azionario battano sempre come resa sul lungo periodo gli investimenti nei bond. Dunque, come mai si sente la necessità di diversificare gli asset inserendo dei bond, con gente che arriva anche al 40% o più? Ok "il portafoglio deve essere bilanciato" ma se mediamente le stocks e gli etf rendono di più, perchè esporsi sui bond anche solo all'1% se l'inflazione è bassa?
9. cheat question (da una fonte extra): in una intervista che mi è capitato di vedere su youtube di una analista finanziaria relativamente all'inflazione, ella afferma che ci sono diverse fonti da cui recuperare le informazioni su come essa potrebbe muoversi nel futuro; una di queste sono i tassi sui bond a 1-3-5-10 anni; purtroppo non ha detto altro, quindi non si sa cosa bisogna guardare per capire;
   1. sta parlando di quello che hai detto tu nel video sui bond (che dovrebbero avere sempre una curva monotona crescente per periodi di maturità crescenti?);
   2. puoi spiegare meglio come uno potrebbe capire l'andamento dell'inflazione guardando i tassi?
   3. ricordo che hai detto che se i tassi si invertono sta per arrivare una crisi; significa che se invece la monotonia è rispettata ci possiamo aspettare un'inflazione in calo?
10. hai spiegato come calcolare il valore istantaneo di un bond quando cambiano tassi e/o anni rimanenti alla maturità, e quanto sarà il guadagno in caso di vendita; in questi conti ovviamente l'inflazione non c'è; c'è un contesto in cui ha senso considerarla per quanto concerne le transazioni? o serve solo per capire l'erosione del proprio patrimonio e quando preferire i bond alle azioni?
11. cos'è l'effetto leva dei bond a lunga maturità?
12. parlando dell'acquisto di una stocks, affermi che il reale valore a cui viene scambiata potrebbe essere maggiore del valore reale del sottostante: come lo stimo il valore del sottostante, nel caso volessi piazzare un buy order?
13. ho guardato il video sul modello di FamaFrench di Ben, e lui elenca 5 voci, senza però spiegare cosa sono, e anche cercando su internet non ne trovo una definizione condivisa; tu sapresti spiegarmele? potrebbe essere utile conoscerle in caso in futuro decidessi di fare stock picking?
14. sempre parlando di stocks, Ben menziona il book value. Cos'è?
15. nell'acquisto di asset finanziari, come stimi il rischio di quell'asset? per gli etf armonizzati, questo viene obbligatoriamente esplicitato secondo la normativa UE, ma per tutto il resto? (le stocks di aziende non EU domiciliate in EU godono della stessa documentazione? E per asset diversi da stocks e bond?)
16. cos'è l'equity risk premium? Ben afferma che questo indicatore è il miglior predittore della futura resa di una stock. Ma le formule che trovo usano dati che non sembrano reperibili per l'individuo medio. Ha senso cercare di usarlo?
17. Altri due valori relativi agli asset, questi certamente utilizzati, sono il price/earning ratio, gli earnings per share e il dividend per share. Li spieghi in uno dei primi due video Zero to Hero, ma mancano dei valori di riferimento: uno come fa a sapere se quei valori che gli risultano sono buoni o fanno schifo?
18. il mercato primario è off-limits per le persone normali?
