I'm a Mom of 2, Wife and Graduating OSU Senior. We rented a house from Havenbrook Homes for 2 years, which was then taken over by Progress Residential.
Progress has been a pain! I'll spare the details but they're evicting us over a lie we were told they didn't have to prove in court & they also refused our rent (after they lost our rent check that was mailed to them).
I'm looking for real leads on Private Landlords/Housing. We have to move by Saturday & we work and have pretty decent income, despite the eviction on our record. I have 2 kids and no family or friends here to stay with... HELP!

Keeping it short. My niece, and goddaughter, is in hospital for what we are preparing to be end of life. She's been moved to London for tests and final hail Marys to see if anything can be done. We tried all the Mcdonald houses but they're unable to offer for another week.
I'm reaching out in absolute desperation. Posted in every group i can think, approached bank etc.
We're looking to rent an air bnb and ill work remotely whilst nearby.
I'm out of options and need desperately ti get us there. I'm asking for 600. That will pay the rent and the essentials. I have my annual insurance return on June 14th.
My return is 999. I'm willing to pay you double for the loan, so return 1200 on June 15th (to ensure its in) as i have a great record here as both borrower and lender. If it arrives earlier. I'll pay earlier.
I'm going out of my mind not being with her. And I have nowhere else to turn. I asked assistance, we have a go fund me, and I'm so stuck.

Hi everyone.
Just looking for some advice for my friend who has recently separated from her husband. For context, they have 2 kids and are both currently named on a mortgage for family home. Mum and kids live there, dad renting elsewhere. Kids primarily at family home with some overnights per week at dads. Dad pays towards kids and mortgage. Nothing official has been set up and until now this has just been an arrangement set up when they separated. No divorce or separation agreement was made.
Now, arguments have begun and my friend is looking for a longer term option to take over the family home by her own and fully separate. However, she is unsure on what steps are available and how things can be done. Neither of us knew if the following questions would be suited to a solicitor, a mortgage advisor, both, or someone else so any help from you guys would be appreciated.
  1. As it stands, if she took over the home, she would he unable to pay her ex out until she was in a position to remortgage. Can she commence divorce proceedings or seek a separation agreement, that stipulates that she will take ownership etc now and then agree to pay him x amount upon releasing equity? Or should this be done first and then divorce/separate?
  2. It’s unlikely that she will be in a position to obtain a mortgage based on her income for the home (value £450k, mortgage £250k). Is it possible for her to arrange a joint mortgage with her dad? He’s 68, retired, no debt, no mortgage, substantial savings and income through shares in a business. Is this likely to help?

2023.05.30 14:10 Cascouverite On a more positive note: why I moved to Germany, and like it here

I've been in Germany nearly 10 years now. I moved here from Canada. This sub and a lot of ex-pat groups can be quite negative so I thought I'd post why I actually like it here.
Germany can be obtuse and stubborn and ugly, but the city I'm from (Vancouver) has it's own long long list of problems that make it just as unattractive at times. Not just Vancouver, most Canadian cities TBH. I've seen things that would be unthinkable here, but are everyday life in Canada. I've seen corpses sit for days on the streets from ODs before someone noticed they weren't just a zombie they were dead and called the cops. Multiple friends and neighbours of mine have died because of fentanyl. I have a bunch of friends whose moms would sell party-drugs and do sex-work cause there was no other way to afford a place to live. All the drugs I did as a teen were sold to me by my friends moms. Vancouver is also completely infested with white-collar crime. Triads, Yakuza, Angels, Italian Mafia, Polish mafia, Indian gangs etc. and the police are completely powerless to do anything about it (and often in bed with them). Absolutely everything is a money-laundering scheme. It's not all as depressing and negative as it sounds, but when you grow up around it and you're working class you wind up working for them even if your work is 100% legit it's just completely inescapable. They're in bed with real-estate developers, they own all the clubs and casinos and dozens of restaurants... A friend of mine is a Japanese cook, there's a whole street full of restaurants that are just Yakuza money-laundering fronts where you can eat pufferfish and drink turtle's blood if you know how to ask. There's no real pharma-care, only like 10 days vacation a year, no paid sick-leave. The food is miles better and there's endless nature to enjoy but Canada is heavily romanticised.
Looking at my home country, a dream place to emigrate for many, I don't see a future for myself, or most of my friends who still live there. The rents are just as bad, education is too expensive for most of them to do full-time, death and addiction plague most cities and social services are just as fucked there as they are here.
That said, I've been incredibly lucky here. Turns out I'm good with languages, I speak C1 German with virtually no accent and have been able to pretty much since year 2 of being here. I met a German woman and we're getting married. The Ausländerbehörde are still assholes but they respect me for what I've achieved and if they ever give me lip I have a German with me which has gotten me places I wouldn't have otherwise. Her family wound up sponsoring me, so I've never had to deal with virtually any financial beaurocracy cause they said they'd cover me if things go south. We're inheriting a house in a very nice part of the country. I've met friends through my fiance and managed to make a few of my own, I even got invited to join one of those impossible-to-crack childhood friend groups. My experience in many ways has not been average. I was given a golden ticket and I know and appreciate that.
Even so, the lives of average people here are better than the lives of average people in Canada. Even if I hadn't gotten so much help I would have been able to learn a trade or study. I have 30 days of paid vacation every year and have the proximity to other countries so I can actually use them to travel. You can do even a week in Italy, or Ireland, the Netherlands etc. for the price of a weekend in a neighbouring town in Canada. I did a week in Tuscany for the price of a ski-trip on Whistler or Seymour, which I could see from my apartment. I know other immigrants to Germany who've been able to buy an apartment in smaller towns and go on vacation a couple times a year having started with nothing and done a normal Ausbildung.
I miss Canada sometimes for sure. The nature, my friends, the accessible and open, social culture even in a city like Vancouver which is famously anti-social and inaccessible. And I miss good international food. I hate some aspects of German culture, but lots of them are common throughout the western world. I dunno, I kind of like it here

2023.05.30 14:03 xoXoxo58 Super nervous for court Thursday for TRO; any advice?

Title kinda says it. I (29f) finally got a TRO on my ex(30m) two weeks ago after he threw me around for the last time.
He broke in through my kitchen window two days after I already kicked him out and he woke me up by berating me then decided to threaten and throw me around. My friend was on my phone during this and called the cops for me…
Now I have court Thursday and I am BEYOND nervous.
Is it hard to be granted permanent? I’ve been so upset over this my emotions are all over the place… I only have been packing his things very slowly.
What do they say about him retrieving his things? What’s the rule? I really don’t want him back in my home. I’m already looking to rent somewhere else asap so I can feel safe again.
Are judges more on the abusers side or the victims?
Thankfully I’m going to be the fourth restraining order and he’s broken two of his past (all with past ex’s. I had no idea about).. so I hope this is an easy win for me.
I also have to listen to the recordings I have of him to break them apart for evidence. This isn’t gonna be mentally easy at all

This gotta be long so if you dont mind reading till the end, i would appreciates it.
I (24F) grew up very close to my cousins. One of my cousin (25M), we will call him Ben, was a very nice and respectful person. especially towards his parents. he is very obedient and his parents are great too (his dad is wealthy, has a heart condition and Ben was always there to take care of his father, this is an important info as the story progresses). he had a girlfriend (Wendy, fake name) of 7 years and we all love the girlfriend. we see her as a part of a family that she is included in every family gatherings and such. their relationship has ups and downs but thats just how normal relationship is. until last year around August, where Wendy found Ben was being distant. Wendy is particularly close to me so she vent to me about all of this. she said that Ben would looked “dead” like his eyes doesnt have emotion. he started to be very rude to his mother. his mom could simply asked him if he had eat something and he would snap with something like “why do you care about my life?”. it was not Ben at all. soon his entire family caught up w his new personality. he cut off his old friends, he locked himself in his room, and only goes out to his new friend group. his focus on things has changed too. you could be talking to him but it seems like his mind is somewhere else. i was in another state when i heard all of this until i met him for the first time after so long around Nov last year. and thats when i witnessed his changes. he is no longer friendly. and barely talk to us.
on Dec, he asked for a “break” from Wendy. she is obviously sad and hurted by the sudden decision. but she respected it as she wants to understand him. Wendy is the closest to him so she has assumed he is going through some stress from the way he has been acting. when Wendy asked how much time he needed to be alone, he just told her “you dont need to have an expectation. don’t wait for me”. it sounds like he is letting her go by that sentence alone so Wendy just painfully move on w her life. after a couple of weeks, we found out that he is dating a 6 years older, divorced woman, with two kids.
theres nothings wrong with dating a divorcees, the concern thing is that he has completely changed to be a different person. when his dad confronted him about this, tried to talk to him nicely and calm, he would snap and scream at his dad. it was very unusual to see him this way. he then moved out and stay w the girl. before he left he told his dad that he would never return, and that he chooses this girl over his family. his dad just told him if he chooses the girl over family then dont expect to receive the family wealth. i dont know the full story but i know that he never went back after that, but for some reason knows when his family arent home and would try to steal his dad’s money. his dad has to change all the locks and put a camera in their living room. we soon found out that he has been supporting this woman w her two kids, paying their rent etc.
cut to recently his dad passed away. he received two heart attacks. before he died he did expressed how much he misses his son, blaming himself for being a bad parent, thinking about all the possible reason why his son turned his back on him.. the last thing he said to my dad while crying was “where did i go wrong. i thought i raised him well”. and he passed less than 6hours after that.
Ben miraculously showed up during the funeral. but i personally cant stand looking at him. if i have to judge myself, he doesnt have any regrets and its like his mind is empty. his eyes is emotionless and evil. he only showed up to save some face. the only moment where you can see him showing regret, guilt and pain was when he saw his dad’s body. once its out of sight, its out of mind. but during that time, none of us cares about him anymore. as everyone is very sadden by the pass of our favorite father, uncle, and a male figure.
after the funeral ended, he went back to the girl and has never be seen again. his mother was left alone. after the funeral she expresses how unfair life is. in her words “how bad is it God wants to put me down? i lost my son now i have lost my only supporter, my husband”.
people, and i mean plenty of people been telling us he might be under some love spell, but we dont know how to feel about that.
i honestly have no words. i hope Ben live with regret and guilt for his entire life.
tl;dr: ben is a what you would call a good kid. had a long term gf of 7 years. very sweet to his family. then he broke things off w his gf and told his family he choose to be w a divorced woman. his dad passed from a heart attack and Ben doesn’t seems to be sad about it. after funeral he is back w the other woman. leaving his mom alone.

I don't know if this is the correct place to ask this, but it seemed like it fits the criteria.
I was wondering this the other day when I saw two people riding on one of the electric scooters that are not alloud on the roads/pavements (unless you're the local council charging people to rent them). If these types are banned for the various reasons to do with meeting legal requirements of powered vehicles. Why are mobility scooters acceptable? Do you have special rules if you require one for a disability? Do they come under an entirely separate restriction of so.e kind? Or is it just something people simply overlook?
FYI, I live in england, but would be interested in the rules in the rest of the uk too

My S.O. is unhappy with their job and has been saying they plan to make a career change for years now. Their current job earns around $50k. My own job is around $200k I am saving to invest and to own a home in our future, so we have similar spending habits.
Our finances are very different. I have about $750k in investment, $110k in a short-term fund for potential home purchase, and about $15k in an emergency fund. S.O. has far less and only started investing recently. I've been helping them get setup with retirement accounts recently and it's been a rewarding experience that has brought us together.
However, their target new career would be a 50% paycut. We live in a HCOL city. I don't know how they plan to survive let alone save money earning $25k when rent for a 1 BR here is $1800. Note they also have student loans ($20k) and a car loan still. when I do the math I don't see how anyone could live on that pay, unless maybe you're a student.
I suggested looking at other options since this sounds like a recipe for disaster, unless they are planning to rely on me financially for the foreseeable future, but I anticipate this becoming a big conflict if they go through with it and I end up supporting them. I have my own "dream career" that I am working toward but I am saving now so I can CoastFIRE or something similar once I have more stability. I have plenty income and don't need my S.O. to support me, but I want to make my own careelifestyle changes in the future and I am afraid they will take that from me through their poor choices. What advice do you have for navigating these questions for a relationship? Do you think everyone has to be at a similar place financially for it to work?

Hello everyone. I am employed in a job which provides accommodation for myself and my immediate family. This "work property" is not owned by myself but we live in it full time. I do own my own property too in my home town where a member of my family rents it from me. My question is, since I occasionally travel and stay there, and I am on the council tax, my bank address and drivers licence has this owned property as my address, am I due to pay tax on the income which my family pays me to live there, or can it be seen as a "goodwill" personal payment for things like travel or school fees etc for my children?

I've been working from home self employed, so I keep all of the money, through a website called ask agony aunts advice online dot com. You do it online and it pays well. It is very good. Before that I tried some of those call centres and agencies that pass on tarot card readings to you on phone instantly, but got fed up with hanging around for hours waiting for one call, and the pay per call is very low anyway. Previous to this I did various other things always on the computer. A friend of mine set up an unusual business where she rents out hats to people who go to weddings and functions but do not want to spend a lot on a hat they only wear once. The snag is she set aside the whole of a room to it, as she obviously has to store them for people to come over, so she lost a whole room, which she could have rented out to a tenant instead, and many of the people would want to email back and forth and chat a lot on phone and then not turn up or turn up very late, or end up not even renting a hat anyway. She charges about $15 to rent a hat so it is not worth all of that. I know a life coach, well she claims to be one, but she never gets any clients. Either she is dreaming or not very good at advertising, marketing, business etc.

2023.05.30 13:37 Alternative-Chip5566 Does anyone else feel like their mental health has drastically undermined their potential/career growth? Seriously considering leaving my current corporate job that probably sounds perfect on paper.

Okay, so a few things I (M26) would like to preface to help shed some light on the situation a little more clearly:.
I've struggled with clinical depression for the better part of the past 9 years which, looking back on it all, has definitely influenced some major life decisions and makes it hard for me at times to determine if I'm thinking logically, or if it's my brain negatively impacting the way I'm perceiving everything. (Been in therapy rather consistently the past few years & have tried multiple antidepressants, but haven't found any that don't have serious side effects that create their own set of problems).
I just bought my first home in the middle of last year which is the only debt that I currently have (no student loans/car payment/ etc.) and while the mortgage isn't bad ($735 + utilities), it turns out that there are probably $30-40K worth of repairs needed which means I have less financial flexibility than if I had decided to keep renting.
While I hate to admit it, I'm absolutely terrible at managing my finances to the point that I currently have $1.02 in my savings account. Theoretically, I should have right around $1,000-1,200 disposable income every month, but yet it's not uncommon to find myself in the negative prior to payday each month (government job so I get paid once a month). I grew up in a superrrr low SES household and while that shouldn't be an excuse, I've found that it's made it hard for me to move away from the "spend it while you have it" mindset. The fact that I don't have a savings makes me hesitate to consider leaving the stable job that I have.
I currently have my bachelor's degree in exercise science, have 2.5 years of corporate/healthcare experience, and worked in the oilfields during the summers to help pay for school so I've seen the pros/cons of blue-collar vs. white-collar jobs.
All of that to say:I've been at my current job for about 2.5 years now (healthcare) and I'm trying to determine how much of my discontentment is circumstantial (the job/cultures/responsibilities), and how much of it is me self-sabotaging what I'm sure many people would consider a "dream job." Most days, I find myself having to give myself a pep talk while opening the computer each morning -- making me terrified to think that this might be what the next 30 years of my life look like from M-F. There are a lot of pros/cons (both at my job and life circumstances outlined above) that have me trying to decide if I should just grind it out for a few more months and then take something less stressful, more physically engaging, more potential for upward mobility and/or compensation, or just keep my nose to the grindstone at my current job. I've considered learning a trade or just taking a drastic pay cut and doing something that allows me to leave work at work and be more "engaged" from 9-5. I keep going back and forth because some weeks are much better than others and I'm highly motivated to get things done and "climb the ladder." Most weeks, however, aren't so grand. A few pros/cons:

Tens of thousands of South Carolina mobile homeowners manufactured before 1976 & renting the land it sits upon, can be legally evicted without cause if the Appellate court upholds the verdict of my eviction based solely upon the wording of the 30-day notice of the end of the term of their expired lease agreement.
Many, if not most renters of land in a mobile home park, have leases for one year, which likely have never been renewed from year to year, as the law states.
If my case is not dismissed, it will become 'case law', which can then be used by any greedy, unscrupulous landowner who wants to own your home to evict you and take possession of your home, whether there exists no cause or reason for the eviction.
