Soon to be searching for a luxury apartment will be a Middle aged Australian woman with a PHD in her field with initials AVD. Her story will be that she recently moved to be near her newborn grandchild and has no landlord references because she owned her own Condo in Australia for many years prior to selling. Makes over $200k a year as a consultant. She passed credit, criminal and financial checks. She will try to rush you by saying her short-term sub-lease is ending. Being a first time landlord and not having had a landlord in over 20 years myself I bit sink and hook. now 8 months later I have had to take her to Housing Court for non payment of rent in April. Won by default in mid-May and Marshal posted notice on apt door 3 days ago that she has until 6/16/23 to leave voluntarily (I did not hire a lawyer but used NY Court’s DIY forms). Horrible tenant as soon as the ink dried on the lease. Even wanted the real estate broker to come and clean the window sills 3 weeks into her lease. She repeatedly refused to allow access for inspections and repairs (which she herself had initiated) so I suspect that she has damaged my furniture but I won’t know until she leaves which fingers crossed will be this weekend. She owes me over $17k in unpaid rent and I’m suing her in Small Claims Court and already have a scheduled date for next year in February. Rushed to file so that she could be served while still in my apartment, she should be getting served today. I filed for the max: $10k for unpaid rent and $10k for damages + court costs. I vowed to be her last victim since I suspect she’s done it before and has figured out that if she waits to stop paying until after the 8th month into the lease the landlord probably will wait until end of lease and won’t evict due to the fact that the court system is designed in such a way that the best case scenario if you file immediately like I did it will be at best 3 months before you get an eviction warrant. Even though her Lease ends June 18th and the Marshall is coming on June 16th she needed to be taught a lesson and needs to stop this outrageous behavior. Her name has now been entered into the NY Unified Court System for both an eviction and my 2 pending Small Claims cases. Once I win in Small Claims (she won’t show up) I will also send information subpoenas to the references she gave me on her application so that her reputation will also get dinged. I am retired and have the time to spend in teaching this deadbeat the lesson she needs to learn. The irony is that she is a professional with a doctorate degree and is reknown in her field of expertise. DO NOT BE FOOLED. No landlord references, no apartment. I know it may be tempting to rush to get the tenant out (cash for keys) and avoid court and rush to put a new better tenant in, but that only hurts other landlords and encourages the outrageous behavior.

However, from what I have read online, the reputation of the university and the city itself seem to be extremely terrible.

- It's a Master's degree from a public university in Germany
- The language of instruction is English, so I can start my study in October without spending a year in preparatory German courses
- I have seen quite a few praises about the teaching quality of the course
- My mother is retiring, so it's beneficial for me to finish my studies or pursue PhD ASAP.
- The language of instruction is English, but I still prefer a German course as my long-term goal is to integrate into German society
- The course contents are not the most interesting outside of the basic fields of study, nor are there any research topics particularly interesting
- My target university is JGU Mainz, which relates to the previous point: there are multiple research topics over there that really interest me, although there are far more uncertainties for pursuing an MSc over there
- Very low international academic ranking, which means it is likely to be not well-recognized back in my home country
- I have read from various German forums that the university has a poor reputation despite it being a public university
- Very poor weather -- I dislike rainy days and Siegen can be rainy
- Siegen is infamous for one of the highest crime rates in Germany
- How is the chemical industry at Siegen? Easy to find chemistry jobs with a degree (MSc or PhD) from Uni Siegen?

I have a little problem with my wife and I hope that you will be able to help. We have a brand-new amazing daughter Gloria for the past two and a half months. We knew that we need to put special attention to our first daughter Arya (3yo) as that is what usually happens to older children that they feel abandoned as they are not center of attention all of a sudden (as my Italian neighbour said: Two kisses to the older one, one kiss to the newborn).
I was trying to explain it in a simple sentences but I think it will be better writing this in bullet points as the problem is quite complex. Here are some facts in random order. Apolgoies for the chaos but the problem is complex and I think all information is important.
I don't know what to do. I try as much as I can to compensate and educate the daughter. Likewise, I speak with my wife about non-violent communication but she seems to leave in her own world and I don't have any say on what she does and what happens to our daughters. Send help Dads.

- Arya has become a very attentive child and I think she has all the rights to do so. She is just a child and doesn't understand all the new rules yet.
- Arya is very heavyhanded towards Gloria, it is had to explain to her how fragile she and it is very easy to harm her. We try to tell her to be very gentle but it rarely works.
- I am working 5 days a week. 3 days at home, 2 days in the office. I wake up make a breakfast for Arya, help my wife with a baby and whatever she needs. I do groceries, I take children to the playground, I wash Arya and put her to sleep (but recently my wife started doing that as well)
- My wife rarely leaves home, apart from the garden.
- If I don't do something, Arya stays mostly at home. My wife took most of her toys because she 'hates that they are all around and she is not even playing with them'.
- Arya slowly starts being aggressive towards Gloria. When no one is looking she is waking her up, whenever she gets the chance she is pulling her hand with force. If Gloria is having a nap, Arya starts screaming and it seems to be intentional.
- Arya seems to not listen to us but I know for a fact that if you repeat to her over and over again she gets it at some point. That worked for her with saying 'Please' 'Thank you' 'I am sorry'. My wife ignores it and shouts at her without calm explanation.
- (!) Last Tuesday (I was in the office) Arya climbed on the pram where Gloria was sleeping, and the pram fell over. Gloria hanged on the hood and luckily nothing happened to any of them. But we got really scared, especially my wife, who saw it - she was cooking at the time.
- My wife went into full defence mode. She completely stopped being nice to Arya, every time she makes a mistake she is treated like the adult.
- My wife keeps now Gloria on her hands all the time and doesn't let Arya even get close to her.
- Arya kinda understands the situation, but ffs she is just a child and for her, it wasn't that serious.
- My wife started doing that strange thing: Arya does something wrong - my wife shouts at her violently, and then immediately goes to Gloria with all the love kisses and sweet voice.

I'm mostly asking here because I'm getting some varied responses from different sources. I'm American, and have been using a delta 8 pen for my anxiety and trauma responses. It has helped a lot and has really improved my quality of life over the past year. I started by suggestion of my mental health counselor, as I was unable to afford medication. However, in the fall I will be moving to Germany.
I really want to take my pen with. I only use it maybe once per day, twice if my anxiety is really bad or I have a trauma response, and I think having it would help me with the transition to a new country. Some people have said to just switch to cigarettes, but I really don't want to get addicted to the nicotine and have the bad health benefits that go with.
I know American rules don't apply everywhere, but I wasn't sure if I would be allowed to take my pen with me at all, or if I would be able to buy one once I am in Germany. Some places say yes, but only online, and some say no. Regardless, I think I would rather hear from people in the country than speculating behind a screen.
I would also be willing to fill out a medical form of some sort, though it would be tight for me financially due to American healthcare. I know Germany is a bit slow on passing laws, but I was unsure if something allowing Delta 8 was in affect or not.
Any help is appreciated!

I posted a couple days ago that my wife noticed subterranean termite swarmers flying around the back windows. Going outside she saw A LOT of them crawling around the concrete foundation, no wings and in pairs. Like dozens on each wall, just on the foundation no higher. A few hours later and they were gone.
This morning, around 10 AM, I saw them myself! In the west facing side (backyard), so all shade on that side. They looked like antlion or digger bee mounds imo.
So my question: how much of an issue could this be since it's happened again in just a couple days? Is it likely I have termites in my home? In my yard somewhere (no trees/stumps)? Do swarmers fly far from their nests? Would such a large number of flying swarmers fly out together to congregate in one area? My house is the tallest in the area (above ground basement, so first floor starts 8 ft up in the backyard), so maybe it's just in their way? Wishful thinking lol?

I am currently 21M and am looking to start therapy for my mental health but there are some things I can’t bring myself to mention because they’re genuinely unforgivable and I’m scared that I’ve hurt people beyond repair. This is my deepest darkest secret and the first time I’ve ever brought it up in any capacity to anyone in a decade.
When I was 11 years old, I did something I was ashamed of to my younger cousin while there was a party at my house. I don’t know how old she was but she must’ve been around 7 or 8. I stayed in my room since I hated parties and she walked in. I don’t know why I did what I did but I made her sit on my lap. I brushed her hair and told her she was beautiful. I had an erection too while I was doing it. I feel so disgusted with what I did, but it never went beyond that. Then we started drawing pictures by ourselves until her mom came in to pick her up and leave.
In another instance when I was 12, my step sister who was visiting came into a room I was in and I did something terrible then too. I laid her on a hammock and then I went behind her and started rocking her back and forth while looking at her. I felt like a huge pervert after that but I never told anyone about it. I haven’t seen both of them in years since they live far from my house so I’ve never gotten the chance to apologize for what I did to them. I feel like shit that I did it and now I’m not sure what to do or who to tell.
